There are several reasons to seal coat your asphalt.
- it seals small cracks that can turn into large cracks
- protects from the suns harmful UV rays
- protects from the harmful effects of chemical spills (gas, oil etc)
- prevents the seepage of water and moisture from rain and snow, thus preventing damage from freeze thaw cycles
Your parking lot is the first impression you make upon your
customer or visitor. It only makes sense that you properly maintain your parking lot or driveway. A fresh seal coated and line striped
parking lot is an inviting lot.
The pavement area is cleaned & existing oil spots are primed so that the asphalt seal coat will adhere properly. Normally two (2) coats of seal coat are applied either by squeegee or spray.
Once the application of seal coating is completed, it is very important to let the seal coating set up & cure.
The manufacturers recommended time for all seal coated surfaces is 24 hours. Opening up the work area to traffic before or during the 24 hour curing period will cause premature wear and increased tire marking.
During the 24 hour cure period, the striping / pavement markings CAN be performed.
After the 24 hour curing period, your parking lot is completely ready for traffic!
